Expired Listings
Your home didn't sell. That doesn't mean it can't. It means the strategy was wrong.
If your listing expired without a sale, you already know something didn't work. The question is what, and whether the next approach will be any different. Let's find out.
What You're Probably Feeling Right Now
An expired listing is frustrating. It's also fixable.
You put your home on the market. You went through showings. You waited. And then the listing expired without a sale.
I'm not going to tell you what you want to hear about your previous experience. I'll tell you what I actually see when I look at the data. That's the only way this works.
The Real Reasons
The three most common reasons homes don't sell in Indianapolis.
Every expired listing has its own details, but the root causes are consistent. When I sit down with a seller after a failed listing, I'm looking at three things.
Overpricing
This is the most common cause of an expired listing, full stop. Buyers in the Indianapolis metro are informed. They've been watching comparable homes. They know when a price doesn't reflect the market, and they move on without making an offer. A price reduction after weeks on market rarely recovers the momentum of a correctly priced launch. The buyers who would have moved quickly on day one are already gone.
Preparation gaps
Buyers form strong impressions fast. If the home showed poorly, through photos, at showings, or both, it shaped the offers you received or didn't receive. Some preparation issues are obvious in hindsight. Others require a buyer's eye to catch before the listing goes live. Either way, they affect the outcome in ways that are hard to recover from once the home is already on the market.
Marketing that didn't reach the right buyers
A listing that isn't positioned accurately, photographed compellingly, or distributed through the right channels will underperform even if the price is right. Buyers need to find your home and want to see it. Both require deliberate, targeted marketing, not just an MLS upload and a sign in the yard.
Starting Fresh
Re-listing isn't just putting the home back on the market. It's a reset.
When a seller comes to me after an expired listing, the first thing we do is sit down with the actual data.
What did buyers and agents say during showings? How did your home's price compare to what comparable properties sold for during the same period? What did your listing look like online?
We sit down with the actual data.
What did buyers and agents say during showings? How did your home's price compare to what comparable properties sold for during the same period? What did your listing look like online?
We build an honest picture of what needs to change.
That might be the price. It might be targeted preparation work. It might be the marketing approach. It might be all three. What it won't be is a repeat of the same strategy with a different agent's name on the sign.
Once we have a clear diagnosis
We build a plan designed to launch with fresh momentum and to hold it.
